1. REALTORS® Property Resource (RPR)

Think of this as the NAR's answer to Zillow — an automated, algorithm-based valuation powered by real MLS data and AI. It's more reliable than a consumer-facing estimate because it's built on actual transaction data, not public records alone.

This is merely a starting point, an interesting figure to consider a benchmark of sorts.

2. Comparative Market Analysis (CMA)

A CMA analyzes the most recent sales of like-homes in your area — valuable information about days on market, sales price, and seller’s concessions help us hone in on a reasonable, market-ready list price.

This is where most agents stop. We're just getting started.

We pull recently sold homes and go deep — not just by location, but by floor plan, finish level, lot type, days on market, age, size, quality, HOA fees, and more. We're pulling from MLS records, public property filings, and off-market activity to build a true, multi-dimensional picture of what buyers have actually paid for homes like yours.

Location is one factor. But there are many others.

3. Active Competition Review

Here's something sellers don't always think about: your buyer isn't comparing your home to what sold six months ago. They're comparing it to what's available right now.

Today's buyers are incredibly price-sensitive — and they will see every similar home to yours (often within a relatively wide radius). So we do too. We evaluate your competition the way your buyer will: price, presentation, features, perceived value. This real-time market snapshot tells us exactly where to position your home so it stands out — not sits stale.

This is the appraisal-style method, and we use it because it's the same framework appraisers — and savvy buyers — use to evaluate your home.
