Several weeks before hitting the market, we’ll walk your home with the specific intention of selling for top-dollar. We’ll provide specific, honest recommendations that will maximize the return on your investment.

Your job during this phase: be as flexible as possible with showings.
A buyer may request a showing with 60 minutes' notice. Say yes when you can. You never know which showing brings your offer — and the one you almost turned down might be the one.
We collect feedback after every showing, track activity, and keep you in the loop. If something's not landing, we'll tell you — and we'll pivot.

When an offer comes in, we review every detail together — not just the price. An offer is more than a number:
Earnest money amount
Down payment and loan type
Closing date and possession date
Inspection and appraisal contingencies
Inclusions and exclusions
Seller concessions (if any)
You can accept, decline, or counter. We'll walk you through the pros and cons and give you our honest read. The decision is always yours.
This is where a great negotiator earns their keep. Our goal is the best possible outcome — which sometimes means holding firm, and sometimes means knowing when to give a little to get the deal done.

You accepted an offer. Now the real work begins — mostly on the buyer's side, but we're managing every detail from yours.
The buyer will typically conduct a home inspection (and sometimes specialty inspections), order an appraisal if they're financing, and work with their lender to finalize the loan.
Be prepared for the buyer to come back with repair requests or objections. This is normal. We'll review every item and advise you on what's reasonable to address, what to push back on, and what the likely outcomes are if you hold your ground.
The goal: protect the contract, protect your timeline, and get to the closing table.

You made it.
Closing typically takes place at a title company and runs about 60–90 minutes. You'll sign a lot of paperwork, the buyer will do the same, funds will transfer, and ownership officially changes hands.
Pro tip: We recommend receiving your proceeds by check rather than wire to protect against wire fraud.
Then you hand over the keys — and celebrate.
